Canadian Mortgage and Housing CorporationEconomist (Market Analyst)Reporting to the Senior Market Analyst, the Market Analyst is responsible for the ongoing production of a standard suite of market analysis products and services. The incumbent provides timely analysis and forecasts of economic, housing and mortgage market trends at regional/local levels, analytical support to business lines, creates and maintains business networks, and is a spokesperson on housing market conditions, as required. Environment In its capacity as the National Housing Agency and an integral part of the Canadian housing framework, CMHC is the authoritative source of housing information in Canada. By tracking information for local, provincial, regional, and national markets, the Market Analysis function provides the housing industry and consumers with the latest statistical information and analysis of housing trends, to support informed decision -making. While Market Analysts can be located in a Point of Service and work in a specific market, to ensure greater flexibility, the Market Analysis team is managed as a regional business unit, regardless of the analyst's physical location. The assignment to a specific market or to specific projects is a management decision based on maintaining a high client service standard and sound market intelligence gathering capabilities. Key Activities
Analysis and Forecasting Monitors, analyzes, and forecasts factors which influence housing markets, such as population growth, migration, employment, income, investment, exports, inflation, and industry trends. Uses leading indicators and modeling techniques, including the Potential Housing Demand model, to analyze housing demand. Monitors and analyses housing supply including unsold listings and new home inventory. Analyses and forecasts existing home sales, housing starts, prices, absorption, and unsold inventory, rental market vacancy rates and rental rates. Provides market analysis reviews for projects at the commitment, default management and disposal stages, as required. Research Determines how factors such as government regulations and legislation, lending practices, taxation, land supply, new market trends, and buyer profiles, affect specific housing markets. Consults with others in the industry to gather information and intelligence to help identify areas of useful research. Communication Produces client reports such as the Housing Now, Housing Market Outlook, the Rental Market Report and other standard suite products. Prepares special reports to assess specific markets. Builds and maintains relationships with industry groups and associations through the preparation and delivery of presentations and attendance at industry meetings (e.g., HBAs and real estate boards, seminars and conferences). Prepares media releases on topics related to housing markets. Responds to external and internal client requests, referred by the Market Researcher/Client Service Specialist, for specific housing market information. Increases CMHC's visibility through media, conferences and marketing efforts. Program Development Analyzes feedback from clients to ensure that MAC products respond to their needs. As a CMHC representative on various housing market events, promotes other CMHC's products and services to build client levels. Qualifications Education/Experience University Degree with specialization/Minor in Economics with 3 years of related experience, or an equivalent combination of education and experience. Demonstrated experience in analyzing business and economic conditions. Demonstrated experience in dealing with the media. Knowledge/Skills Good analytical and intuitive skills - ability to reason logically, develop assumptions, and synthesize data, analyze business and economic conditions and interpret their impact on both the housing market and CMHC operations such as mortgage insurance and business development. Good communication skills (written and oral), including the ability to speak and write clearly and succinctly in a variety of settings and styles to communicate messages that have the desired effect. Good organizational skills, including project management and the ability to undertake and complete multiple, concurrent tasks. Demonstrated ability to work independently and in a team environment. Demonstrated ability to work with a variety of computer applications including, spreadsheet, and presentation software packages. Knowledge of the housing sector. Competencies
